The Design Build Method...

In the Design-Build delivery method there are essentially two models that are mainly used by all owners. The first way is the traditional Design-Build Delivery Method, and the second is the Design-Build Bridging Method. Regardless of the method used by the owner, Longview is able to enter into a team approach working towards one common goal, – building the project in budget and on time.

Owners interested in single-point responsibility for both design and construction can use the Design-Build Delivery system. In design-build, a consolidated entity provides both design and construction services to the owner. A single contract is established between the owner and the architect-contractor.

Within the Bridging Method, the owner may have already selected or is going to select some or all of the design professionals to complete their drawings to 30%-50%. The owner then contracts with Longview as their Design-Build contractor to either complete the drawings to 100% completion with current design team or implement a new design team.

In selecting any of these two approaches Longview Construction uses five main principles: price certainty, team approach, cost savings, faster project delivery and fewer change orders. This method provides a much faster completion of the project from beginning to end, along with a lower cost to the owner.
